If you are proposing to alter or extend your property it may be necessary to formally notify your neighbours. Works covered by the Party Wall Act include cutting in to the party wall (such as to insert beams as part of a loft conversion), excavating within 3.00m of a neighbouring or shared structure (such as for the foundations to an extension) or building a new wall either up to or astride the boundary. Upon receipt of the notice your neighbours have the option to either consent or dissent and appoint a surveyor.

It’s natural to be concerned when building works, over which you have no control, are being undertaken in close proximity to your property. It may be that the risk is minimal and a chat with one of our surveyors covering the Sydenham area should put your mind at rest if that is the case.

Information on Sydenham

Officially Sydenham lies in the London Borough of Lewisham although on the outskirts some roads fall into Southwark and Bromley.

Sydenham is where the Crystal Palace originally erected in Hyde Park was moved to and is now the home of Crystal Palace National Sports Centre. It is also said to be home to the Beast Of Sydenham, a 6ft panther like animal, but don’t let that put you off.

Sydenham boasts many grand Victorian Villas, some converted into spacious flats, as well as rows of Victorian terraces and semis. The area is popular with families and first time buyers, which makes for a bustling community feel and excellent local amenities.

Although Sydenham doesn’t currently have an underground station that is due to change when East London Line extensions finish this year. Currently trains run directly from Sydenham to London Bridge, London Victoria and London Charing Cross. For local transport the bus network is extensive and frequent.
