What type of property survey should you have?
If you are taking out a mortgage the lender will insist upon carrying out a valuation inspection. Although you will bear the cost of this it is just a valuation for the lender's purposes and not a survey. The two most common types of property survey are an RICS Homebuyer Survey and Valuation, often referred to as a Homebuyer's Report and a Building Survey. The Homebuyer's Report will be suitable in most cases. The exceptions are properties that are more than 150 years old, that have been substantially altered or that have known structural problems. If any of these exceptions apply a Building Survey, previously known as a Full Structural survey, will be more appropriate.

Information on New CrossNew Cross is in the London Borough of Lewisham and it sits between Peckham and Deptford geographically, with the River Thames to the north.
Despite its fairly central location, New Cross has traditionally been a less desirable area than its neighbours and certainly less well known. However, the area has been undergoing regeneration in some parts. Property has been increasing in value in recent years as people have discovered the large amount of period housing that can be purchased as far lower prices than in areas such as Greenwich and Blackheath. New Cross is home to the renowned Goldsmiths College, which has helped to revitalise the area and has resulted in a large resident student population.
Both New Cross and New Cross Gates stations operate services to central London and a typical journey to Cannon Street from New Cross takes just 10 minutes. Bus services take passengers into Peckham, Elephant & Castle and into town, whilst nearby DLR stations at Deptford Bridge and Elverson Road provide routes into the city.
