What type of property survey should you have?

If you are taking out a mortgage the lender will insist upon carrying out a valuation inspection. Although you will bear the cost of this it is just a valuation for the lender's purposes and not a survey. The two most common types of property survey are an RICS Homebuyer Survey and Valuation, often referred to as a Homebuyer's Report and a Building Survey. The Homebuyer's Report will be suitable in most cases. The exceptions are properties that are more than 150 years old, that have been substantially altered or that have known structural problems. If any of these exceptions apply a Building Survey, previously known as a Full Structural survey, will be more appropriate.

Information on Wandsworth Common

Wandsworth Common is in South West London in the borough of the same name.  It is bordered by Clapham and Earlsfield and, as one might expect, is centred round the 175 acre common.

The common itself has tennis courts, a café, a children’s play area and a number of ponds and lakes, which can be used for fishing with a permit. The most desirable areas are the roads directly surrounding the common and those between Wandsworth Common and Clapham Common. Bellevue Road to the south of the common has a number of high-end independent shops and pubs and the renowned restaurant Chez Bruce. Northcote Road is a short walk away and has all the shops and amenities you might need. All of this combines to make Wandsworth Common a desirable area for young professionals and families.

Wandsworth Town rail is a mainline station and trains depart regularly direct to London Victoria via Clapham Junction taking 12 minutes. Trains also run to East Croydon, Sutton and Epsom. The journey time into central London via train and tube is around 30-40 minutes.
