What type of property survey should you have?
If you are taking out a mortgage the lender will insist upon carrying out a valuation inspection. Although you will bear the cost of this it is just a valuation for the lender's purposes and not a survey. The two most common types of property survey are an RICS Homebuyer Survey and Valuation, often referred to as a Homebuyer's Report and a Building Survey. The Homebuyer's Report will be suitable in most cases. The exceptions are properties that are more than 150 years old, that have been substantially altered or that have known structural problems. If any of these exceptions apply a Building Survey, previously known as a Full Structural survey, will be more appropriate.

Information on MayfairMayfair sits in the heart of the City of Westminster and is an affluent area between Hyde Park and St James’ Park. Oxford Street and Regent Street lie to the North and East of Mayfair, with Piccadilly sitting to the South.
It is notorious as having some of the highest rents and property prices in the world and, as such, it is now more of a business centre than a residential area, although there are still a number of plush residences scattered around. Mayfair is home to some of the best shopping in London, as well as a number of the finest restaurants and hotels, including the Ritz and Claridge’s.
Transport links are good, with a number of tube stations servicing the area, which is in zone 1. These include Marble Arch, Bond Street and Green Park. Victoria mainline station is located just a couple of miles south of Mayfair and this serves routes around the capital and the south of England.
